City of Cluj Napoca has gone through radical changes in the past three years since the gates for investments have finally opened. Foreign and local investitors have started to develop various activities, gain success and implicitly bringing forth the need for new locations for the departments of the new societies. Supervising the tendencies on the local market, real estate developers have begun to build locations destined to offices. Some of them opted for class A offices, situated in central or semicentral areas, in imposing buildings, with a modern architecture and high-quality finishing, while others have built locations with spaces for class B offices situated farther than the central areas, in buildings of smaller dimensions but with finishing similar to class A.
The market of the spaces for new offices is developing in Cluj Napoca although the demand is not so high. In direct competition for this segment os the demand for spaces in the classic buildings, more exactly in the blocks of dwellings from central and semicentral areas or the central houses.
I want to rent a space in a new builduing, how much does it cost ?
Even if you decide for a class A or class B space, you have to be prepared because the prices are rather high. Thus, in a building with office spaces of class A for a square metre you have to pay 16 Euro/month or even more, plus an administration tax, while for space offices of class B you can pay between 8-12 Euro/sm/month. You may also opt for a space inside an apartment that you could arrange for the offices. In this case, although it may seem at first more advantageous, there may arise some difficulties because in order to function in normal conditions you need certain authorised acts for the development of activities (the accept of neighbouring owners, etc.). Taking into consideration the current circumstances, as a forecast, we might expect that the office prices decrease soon not only because the demand is not so developed but also because there still are real estate developers who find profitable an investment in such buildings.
If the demand for office spaces is currently low and many places are still unoccupied, it seems that in the future the situation is about to change since the city passes through a continuous process of modernization after the West-European model.
