Apartments in Floresti, as Cluj Napoca districtSettled in the close neighbourhood of Cluj (at 2 km on the European road E60), the former village Floresti has now become an area favourable for building houses and not only. Starting with 2006 when the number of real estate developers from the market of Cluj-Napoca has constantly grown, a fact which also generated increases of land prices, the village Floresti began to attract maximum interest. The lower land prices, the secluded and quiet area, were some of the premises that transformed Floresti in a developing district of Cluj. Several dwellings and sets of houses have been built in the area, many of which unfinished yet. The request for dwellings in Floresti is growing both due to the pleasant area and the prices of the buildings, which are much inferior to those in Cluj-Napoca. As a result of these premises, real estate developers furher focused on the area of Floresti.

2. Interest areas:
The most interesting areas for constructors are currently the following:
The Water Museum, Taut, Fortress and Heroes.
Land prices vary according to the area as follows:
•    Water Museum – 120-180 Euro/sm
•    Heroes – 100-120 Euro/sm
•    Fortress – 100-120 Euro/sm
•    Taut – 80-100 Euro/sm
•    ANL – 80 Euro/sm

3. Current situation:
In Floresti there are being built apartments with one, two, three rooms and, to a smaller extent, four-rooms apartments.
 In present the construction of four-rooms apartments is not justified as the request holds especially for the one-room and two-rooms apartments and to a lesser extent for the three-rooms apartments.
The transactions realized by now for one room (35sm), two-rooms (42-60sm) and three-rooms (65-70sm) apartments have been made at prices between
•    700- 850 Euro/sm semifinished and
•    1000-1150 Euro/sm finished
 but in time, once with the changes on the market  there will be constant raises. This can be explained by the fact that the interest for the village Floresti is growing and is about to bring increases in the land prices. Ot seems that real estate developers prefer to hand in the dwellings semifinished, which is convenient both for the purchaser who want to personalize their houses on their own, so that 80% of the dwellings built and transactioned in Floresti are semifinished.

4. Evolution of request:
At present the demand for dwellings in Floresti shows an ascending trend due to the low prices, the quiet and pleasant area.
As a result of the analysis of the request from the people interested in purchasing a dwelling in Floresti we might conclude that:
•    People interested are of ages up to 35 years.
•    The areas favoured by purchasers are: 1. Metro area, 2. Water Museum area, 3. Taut area, 4. Fortress area.
•    The demand is for one room (35mp), two-rooms (42-60mp)and three-rooms (65-70mp) apartments.
•    The ordinary price for a semifinished square metre ranges between 700-850 Euro/sm depending on the area.

Conclusion:
The village Floresti, due to its potential or also to current circumstances becomes a district of Cluj where more and more people want to find accomodation. The growing demand will bring raises of prices of lands and implicitly of buildings. People under 35 years want to buy especially one room, two and three rooms apartments as they are particularly interested in purchasing semifinished dwellings at prices between 700- 850 Euro/sm.
